Smart Capital Center is an American financial technology company based in San Francisco, California. The company has developed AI-powered software for the commercial real estate (CRE) industry, specially designed for financial analysis, underwriting, and portfolio monitoring.

The platform leverages data analytics and machine learning to support CRE professionals in evaluating property investments, and analyzing loan performance, enabling them to make more informed and efficient decisions.

The company’s software serves a wide range of CRE industry players, including investors, asset managers, lenders, and brokerage firms operating across the United States and Canada.

History

Smart Capital Center was founded by Laura Krashakova, a former financial professional from Wall Street and graduate of the Wharton School of the University of Pennsylvania.

Originally operating under the name SpaceQuant, the company offered software to automate financial analysis and underwriting in commercial real estate. In 2023, it rebranded its name to Smart Capital Center and expanded its scope to support additional stages of the real estate investment lifecycle.

Software and Technology

The Smart Capital Center AI platform has been designed to analyze commercial real estate data and documentation. This system integrates structured and unstructured information from different sources such as financial statements, rent rolls, leases, operating statements, inspection reports, offering memorandums, loan agreements, and market reports.

The software continuously extracts and reconciles data, feeding it into financial models used in CRE underwriting and asset management. Industry partners such as JLL have adopted this technology to improve their team’s productivity.

Beyond analysis, the system integrates internal financial information with external market data to monitor property performance and loan portfolios.

Applications In Commercial Real Estate Financial Processes

The Smart Capital Center platform AI is used in different areas and stages of commercial real estate finance, including property investment screening, property underwriting, portfolio monitoring, loan origination and analysis, and debt management.

This tool is intended to assist investors, asset managers and lenders in evaluating property performance, analyzing financial assumptions, and monitoring risk indicators within real estate portfolios.

Data Ingestion and Analysis

The Smart Capital Center technology employs natural language processing and generative AI to extract and process data, updating financial metrics such as NOI and ROI in real time. It also identifies potential risks, including rising concessions and capital expenditure underinvestment, before they affect the company’s portfolio performance.

Smart Capital Center’s underwriting capabilities combine artificial intelligence with deep research capabilities to reduce manual data entry and calculations. The platform helps users identify patterns, validate financial assumptions, and benchmark asset performance against market standards.

The system provides data intelligence by analyzing property information from multiple data sources across millions of properties. It enables organizations to monitor portfolio performance at both the property and tenant level, continuously assessing market conditions and tenant data to detect potential risks.

Financing and Debt Management

The platform assists in identifying potential financing sources, including specialized or less widely accessible capital providers, helping teams evaluate financing options and support the process of raising capital.

The system continuously analyzes loan portfolios to monitor loan terms, covenant compliance, key deadlines, and relevant market conditions. In addition, it supports deal sourcing by scanning market data from multiple sources to identify investment opportunities that align with the organization's investment strategy.

Partnerships

Smart Capital Center collaborates with leading investment funds, financial institutions, and asset management firms in the commercial real estate industry.

“As our commercial mortgage servicing portfolio continues to grow, we needed to find a platform to support that growth, without necessarily increasing our analyst group. We were able to achieve that for our CMBS loans with SpaceQuant," said JLL Director in Asset Management, Fernando Salazar.

Smart Capital Center is a trusted advisor for investors and financing partners on how to drive returns and portfolio growth.

Security and Compliance

Smart Capital Center follows industry security standards, including SOC 2 Type II compliance and uses encryption protocols for data protection.

Recognition and Industry Presence

In 2024 and 2026, Smart Capital Center received the GlobeSt Influencer in CRE Technology award, which recognizes companies and leaders whose technologies are transforming how CRE organizations analyze data, manage portfolios, and make better investment decisions.

Krashakova is frequently invited as a speaker on AI in real estate at mayor industry events, including those hosted the Mortgage Bankers Association (MBA), the Urban Land Institute (ULI) and NAIOP.

The company’s clients include institutional firms such as JLL, KeyBank, the Reinsurance Group of America, The RMR Group, Gantry, and the Community Preservation Corporation, among other investment firms and financial institutions.
